Some of the common problems we find include...

	Restricted/obstructed sub-floor ventilation Air bricks are used on older properties to allow air to ventilate the underside of the floorboards and joists. This is very important and restricting air movement can lead to severe timber decay arising – such as dry rot. We commonly find this problem where new paths and patios have been laid, conservatories erected or flower beds are allowed to encroach the wall.

	Replacement window installation There is a tendency to manufacture replacement windows slightly too small so that the installation team don’t arrive on site with a window that doesn’t fit into the opening. This places a reliance on the silicone sealant around the edge of the frame to act as the sole defence against wind and rain. We commonly find this to be inadequate and that damp penetration occurs. In addition to the silicone a more robust method is to use a plastic cover strip.

	External painting All timber joinery should be properly maintained. We often find that paintwork is substandard and rarely find that adequate attention is given to preparation before new paint is applied. Therefore, decaying timberwork is commonly seen and this is particularly the case in places that are hard to access, such as at roof level.
