If you wish to consider purchasing a property at auction or where a repossession is involved this can sometimes create tight deadlines and constraints on viewings. We can help you with this and are very experienced at how these procedures tend to work.

Once you have identified the property of choice, we can make arrangements for the survey. Sometimes, the auction/property agent might limit the amount of time on site so it only takes place at specific times and it is not uncommon for several surveyors all to arrive at the same time. Speed and experience is of the essence. We are very used to working under these conditions. It is helpful to know in advance what your intentions are for the property so that we can make use of the limited time most productively. For example, if you see the purchase as an opportunity to buy cheap and then sell on quickly at a profit, your expectations may be different than someone who intends to carry out a full refurbishment.

Once the survey is done we will report back to you same day by email or phone - whichever is best for you. There is not normally sufficient time to produce a written survey report. These inspections are done verbally and consequently they can be done inexpensively.

We are also pleased to meet clients at the property for a 'walkaround' so that you can fully understand what you are buying.

You should familiarise yourself with the auction process and your financial responsibilities if you win. Remember, that some mortgage lenders will refuse to loan on some types of construction - system built (steel frame and pre-cast concrete) housing for example. You should make sure that you are properly advised before you commit yourself.

Auction/repossession properties do tend (but not always) to be in a fairly run-down condition and may contain significant problems that have been ignored for many years. It is sensible to get a survey done before you commit to the purchase.
