Residential properties marketed for sale in England and Wales will need a Home Information Pack (HIP), which includes a home energy rating. The Pack includes an Energy Performance Certificate (EPC), containing advice on how to cut carbon emissions and fuel bills. Also included are documents such as a sale statement, searches and evidence of title. The Home Information Pack consists of the following documentation: Home Information Pack Index* The Index provides a checklist for sellers, buyers, estate agents and enforcement authorities. Where a document that must be included in the Pack is unavailable, the Index must say so, give the reason it is missing, and indicate what steps are being taken to obtain it. Sale Statement* The sale statement should provide some basic information about the property, including: • The address of the property being sold • Whether the property is freehold, leasehold or commonhold • Whether the property is registered or unregistered • Whether or not the property is being sold with vacant possession Property Information Questionnaire* The Property Information Questionnaire (PIQ) has been designed to be easy for sellers to complete without professional help and will provide buyers with basic, useful information about a property that will help to inform their decision to view a property or make an offer. Download a copy here. Energy Performance Certificate* The Energy Performance Certificate or EPC indicates the Energy Efficiency and CO2 rating for a home on a scale of A-G (A being most efficient). The EPC is issued by an energy assessor following a survey of the home. Click here to read more information about the EPC Local Authority Search The Local Authority Search is a check against any plans that may affect the property being sold. The search looks for planning proposals such as new roads, changes to road layouts, building developments in the vicinity and alterations to land use and public rights of way. Drainage and Water Search (Con29) The Drainage and Water Search includes information relating to the connection of water and sanitation services, adoption agreements, services within the property, statutory agreements, basis of charging for services and proximity to public system, etc. Land Registry Title Documents* The Land Registry Official Titles provide information on the current registered owner(s) of the property, their associated rights and the boundaries of the properties illustrated on a plan. Additional Leasehold or Commonhold documentation If the tenure of the property being sold is leasehold or Commonhold then additional documentation will be required in order to make the HIP compliant. Details about the additional documentation can be found on the official Home Information Pack website. ‘Market ready’ HIPs are usually available within 1-3 days of instruction depending on access to the property for the EPC and availability of the Land Registry title documents and PIQ. Once these documents are available we will notify your chosen estate agent so that they can begin marketing. The complete HIP will be emailed to you once completed and this will typically take a further 7-14 days.
