1. Do I need a building survey?
That is entirely your decision and will be determined by the age and condition of the house you wish to buy. In our experience, we find that it is invaluable for older properties.

2. What types of survey can I have?
The mortgage valuation carried out by your lender is the most basic form of survey and is simply for the purpose of satisfying the lender that their money is protected. An RICS Homebuyers Report is the next progression, but is still limited in the extent of detail that you will receive. At Foxtrot Consulting we don't do either of these - we only do the Full Building Survey. This is because we believe that the only way you can be properly advised is after a thorough inspection of the property has been carried out.

3. What does a Full Building Survey include?
A Full Building Survey entails a thorough internal and external inspection of the property. Have a look at the Survey page for more information. Naturally there are some parts that are unable to be inspected because of restricted access but these will be made clear to you and a further inspection of those parts may be required at a later date. In essence, your Survey Report will advise you about all parts of the property that are reasonably accessible.

4. Are there any 'optional extras' available?
Not really – everything you need to know will be included in the report. You may be advised to obtain an independent inspection of the gas, electricity and water service installations - these facilities are not normally included in any type of building survey.

5. How soon can I expect to receive my report?
We will begin to make arrangements for your survey as soon as you have confirmed your instructions to us. Typically, access can be arranged within a few days and very often this is at weekends. You should normally have your report within 7-10 days of the survey.

6. How much is it going to cost me?

7. How do I book my survey?
We can take the details by phone or e-mail and will confirm them to you in writing. You will be invoiced when the survey has taken place and we ask for payment within seven days. Your written report will be sent as soon as possible after this. Payment can be made by cheque or bank transfer if you use online banking. No deposit or payment in advance is necessary.
