The survey report is typically about 35 pages long. This is obviously a guide and depends on the type and size of property and the extent of defects that require description. One report on a particularly defective property was 120 pages long! The report is printed on high quality paper and includes an extensive collection of full colour high quality photographs that illustrate defects and areas of concern.

On the day of the survey we will email you some brief notes with the main points so that you at least have some information in advance of the report. We are very happy to discuss by phone any initial questions that you may arise.

Your report contains detailed descriptions, explanations and advice and broadly features the following sections;

Structural movement
Timber defects
Dampness (dpc, rising, penetrating and condensation)
Insulation (sound and thermal)
Fire protection
Rainwater fittings
Chimneys
Roof structure and coverings
External walls
External joinery
External decorations
Roof spaces
Ceilings
Internal walls
Floors
Fireplaces, flues and chimney breasts
Internal joinery Internal decorations
Services (electricity, gas, water, heating, drains) These are not tested but general comments are made. It is always prudent to have an independent inspection of the service installations.
Site and grounds

Additional to the guide list above, we are happy to make specific reference to any parts of the building that you have concern over. Please advise us of this at the time you book your survey. If you are intending on doing alterations to the property, an extension or roof conversion, for example, comments on this can be included.

Outbuildings, such as detached garages, barns and assorted other structures are not normally inspected but some general comments can be made. If you would like any outbuildings to be specifically included please advise us and a small additional fee will be payable.

In recent years there has been a lot of media attention to contaminated land and radon issues. The survey report only deals with the structure that is visible and accessible and cannot comment on any possibility of land contamination or radon. If you have a concern over this you should speak to your legal advisor and the appropriate local authority environmental health department.
